In some towns a dead leach field has a third option: tie into the sewer main and be done thinking about it. Alton doesn’t have a main. Whatever gets fixed here gets fixed on your own land.
Ten minutes west on Route 11 there are neighborhoods where a failed system ends with a connection fee and a hookup. That conversation does not exist in this town. So the first question on any Alton repair isn’t what it costs — it’s what your parcel will physically allow, and that answer is set by things that were decided long before you owned the place.
A lot of these lots are small and a lot of them are old. The clusters around Sunset Lake and Hills Pond, the summer neighborhoods that went in when this was camp country and nobody was thinking about replacement areas, are tight and close together and close to water. A new field has to clear the well, the abutter’s line, and the shoreline setback all at the same time, on a piece of ground that was never laid out with that arithmetic in mind. Sometimes the geometry works. Sometimes it works only with an engineered design and a state waiver, and that is a real answer too.
Then there’s what’s underneath. The Belknaps come right down to the water on the east side of the bay — Mount Major, Straightback — and Route 11 runs along the foot of them. The lots above and below that road are slope and ledge, and on a hillside parcel here you find granite about where you were hoping to put the bottom of a trench more often than anyone would like. That doesn’t end a project. It converts it into a different project, with a designer, a different budget, and a longer calendar. Better to know in March than in July.
Which is the argument for diagnosing before digging, and we make it every week. A good share of what gets called “the field failed” turns out to be a crushed line under the driveway, a distribution box that tipped and has been dumping the whole flow into one trench, a dead effluent pump, or a baffle that dropped out years ago and has been feeding solids to the field ever since. Those are day jobs. Telling you so might cost us the big one. Fine — we’d rather be the outfit you call in 2032.
If you own on one of the small older lots around Sunset Lake or Hills Pond, spend a few hundred dollars finding out now whether your parcel has an approved place to put a second system. Not the August your field quits. On a tight lot that question takes a designer an afternoon when nothing is wrong, and it can take most of a season when everything is.
The tank comes open and gets pumped first, because you cannot judge anything through a lid over a full tank. Empty, the baffles are visible, the outlet tells you whether solids have been leaving, and the water level itself tells you a story — a tank standing above the outlet invert means the trouble is downstream of the tank, not in it.
Next the distribution box, which is the single most-overlooked component in this business and one of the cheapest to fix. We open it and watch where the flow goes. A box sitting an inch out of level sends everything to one lateral and drowns it while the other trenches sat dry and perfectly good for fifteen years. Then the field gets probed at multiple points for saturation, and if the line between house and tank is suspect it gets camera’d rather than guessed at.
What you get at the end is a ranked list, cheapest plausible cause first, with what each one would cost and how confident we are. If it’s a component, we fix the component. If the field is genuinely done, we say that too, and then the conversation turns to a designer, test pits, and where on your particular lot a replacement is allowed to go — because on an Alton parcel that question has a real chance of being the hard part.
Baffle work and line repairs run from a few hundred dollars into the low thousands. A distribution box is typically $1,500–$4,000 installed. Effluent pumps are less. A full field replacement in this region runs $15,000–$40,000, and on a small lot with ledge or a shoreline setback in play it can climb past that once a designer, test pits and permitting are in the number. You will know which category you’re in before anything gets excavated.
There’s nothing to connect to. Alton has no municipal sewer system, so that option isn’t on the table anywhere in town, including the bay village. It matters because a fair amount of general septic advice on the internet is written for places where hooking up is the sensible endgame. Here the endgame is always a working system on your own property, which is a good reason to maintain the one you have rather than run it into the ground.
Almost never. It changes the design, not the outcome. When there isn’t enough depth of native soil over the ledge, the answer is generally a raised or mound system built up above grade with imported material, engineered by a licensed designer and permitted through NHDES. It costs more than a standard trench field and takes longer to get approved, and it works. What you want to avoid is finding out about the ledge on the day the old system quits in August.
Then we find out what’s actually possible before assuming the worst, and there are more moves than people expect. Sometimes the existing field can be rehabilitated rather than replaced. Sometimes an advanced treatment unit lets a smaller footprint do the same work, because the effluent leaving it is cleaner. Sometimes there’s a waiver path with the state for a substandard lot. It takes a designer and some test pits to know. Start that on a quiet week.
That’s the early warning, and it is a good week to have caught it. Effluent surfacing means the field is not accepting flow at the rate it’s receiving it. Sometimes the cause is upstream and cheap — a tipped d-box concentrating everything in one spot, or roof and driveway runoff being sent over the field by a regraded drive. Sometimes it’s the field itself reaching the end. Either way, keep people and animals off the wet ground and get eyes on it before it becomes a backup indoors.
Plan on weeks, not days, and plan for it to run longer if the lot is complicated. A designer has to dig test pits and do a soil evaluation, draw the system, and submit it to NHDES for approval, and the state’s review is its own clock. Then there’s scheduling the excavation. In frost you may be waiting on the ground itself. This is the single best argument for identifying your replacement area in advance, while the system you have is still doing its job.
