Most towns give you two choices when a system fails: fix it or rebuild it. Ashland gives some of you a third. The village sewer went in during 1968 and ’69 to get the town’s waste out of the Squam River, and it got pushed north along the river toward the lake around 2000. If you’re inside that footprint, tying in can beat rebuilding. If you’re a few hundred feet outside it, it isn’t on the menu at all. Knowing which one you are is step one.
Ashland is a mill village that stopped being a mill village. It broke off from Holderness in 1868 because the people making paper and woolen cloth on the river had different priorities than the people farming the hills, and the town that resulted was built around the water power — houses packed close, walking distance to the shift, lots measured in feet rather than acres. Packard ran woolen cloth here until 2002. The mills went. The housing stock stayed exactly where it was.
So when a system fails on one of those village lots, the problem often isn’t the failure. It’s the geometry. You need setback from your well, setback from the abutter’s well, setback from the river or the wetland out back, and enough undisturbed ground to build a conforming field on a parcel that was laid out when none of those rules existed. Sometimes there’s no legal place to put one. That is a genuine answer and we’d rather give it to you in week one than in week six.
Then there are the conversions, and there are a lot of them. Single-family worker housing turned into a two-family in 1978, a three-family in 1994, and the tank never changed size once. Nothing broke because nothing was wrong with the tank — the load just quietly tripled. Those systems don’t fail from age. They fail from arithmetic, and no amount of pumping fixes arithmetic.
Out past the village it’s a different town entirely. Eleven square miles total, and the part that isn’t village is river terrace, ledge and woods. Room to work, usually. Different soil problems, though, and a sewer main that is nowhere near you.
Before you call anybody, walk to the road and look for a sewer manhole cover. Then walk a couple hundred feet in each direction and look again. It’s crude, it isn’t definitive, and the town office is the real answer — but if there’s a lid thirty feet from your driveway, you have a conversation to have before you have a septic system designed.
We pump and open the tank first. Almost everything gets diagnosed from an empty tank, and the number of “failed leach fields” that turn out to be a collapsed baffle, a crushed outlet tee or roots in the line is high enough that skipping this step is malpractice. Those are hundreds-of-dollars problems wearing a tens-of-thousands costume. We open the distribution box too, because a d-box that’s settled and is now feeding one trench everything and the other three nothing will kill a perfectly good field, and leveling it is an afternoon.
If it really is the field, we say so and then we get specific about your options rather than handing you one number. Where’s the nearest sewer main, actually — not roughly. What would the town require and what would it cost to connect, all in, including the work on your side of the line. Is there a legal site for a new field on this lot, and if there is, does it need fill and a pump or can it work by gravity. Sometimes the answer is that connecting wins and we’ve talked ourselves out of the bigger job. That’s fine. We’d rather be the outfit that told you.
The repairs we do handle: baffles and tees, d-box replacement and leveling, line replacement, root work, risers, and tanks that have reached the end — particularly the old steel ones, which around here quietly rusted through sometime in the eighties and are still sitting under lawns. New field construction runs through a designer and NHDES, and we’ll tell you plainly who does what and roughly how long the permitting takes before you commit to anything.
Diagnosis is a flat fee that includes the pump-out, and if the fix ends up being ours the diagnostic comes off the bill. Baffle, tee and d-box work is quoted in a range on the phone and firmed up once the tank is open, because guessing at a repair through a closed lid is how people end up feeling lied to. Full replacement gets a written scope with the design, permitting and construction broken out separately so you can see what you’re paying for at each stage.
Start at the town office and ask where the nearest main runs and whether your parcel is within the service area. The footprint isn’t obvious from the street — the original system covered the village, and an extension around 2000 pushed north along the river, so the boundary is irregular. Get the answer before you spend money on a septic design. It costs a phone call, and for some houses in this town it changes the whole decision.
It can be, and it’s one of the most common situations we see in the village. A tank sized for one household in 1970 is not sized for two in 2026 no matter how sound the concrete is. The symptoms are subtle at first — needing pumping every year instead of every three, slow drains on laundry day — and then the field starts getting solids it was never supposed to see. Worth having somebody look before it turns into a field job.
No, and anyone who does is guessing. There are hints — wet ground over the field in a dry week is a bad sign, backing up right after a heavy rain is a different bad sign — but the tank has to be opened. We’d rather charge you a diagnostic and be right than talk you into a rebuild over the phone and be wrong in an expensive direction.
Then we say that, early, and the conversation shifts. Depending on the parcel the options might be a sewer connection, an engineered system with a smaller footprint, or in some cases an easement arrangement with an abutter. All of those go through a designer. What we won’t do is take a deposit on a field we suspect can’t be permitted. Might cost us the job. That’s fine.
