In a town with a sewer main down the road, a dying leach field has three answers. Repair it, replace it, or quit and hook to the main. Loudon has the first two.
That sounds like a small distinction and it isn’t. Over in Laconia we’ve told people outright that the smart money was abandoning the tank and paying the connection fee, because the district ran past their frontage. Nobody in Loudon gets that off-ramp. Whatever’s wrong in your yard has to be fixed in your yard, which raises the stakes on getting the diagnosis right the first time.
And the yard has opinions. Up on Loudon Ridge you hit ledge and hardpan sooner than people expect, and down toward the Soucook and the wetland pockets you’ve got seasonal high water table instead — two different problems, sometimes on the same road. Either one can shrink the usable area for a replacement field down to a corner of the lot you weren’t planning to give up.
Then there’s the well. Every replacement design in this town has to hold its distance from a drinking water supply that’s already drilled and isn’t moving. On a two-acre lot with a driveway, a house, a ledge outcrop and a well, the geometry gets tight fast. It’s solvable — designers solve it constantly — but it’s the reason a Loudon replacement takes more planning than the same job in a town where you can just walk the field back a hundred feet.
All of which is an argument for calling early. A distribution box that’s tipped is a morning’s work. The same box ignored for three years is a saturated field and a five-figure conversation.
If you’re thinking about an addition, a bedroom conversion or an accessory dwelling, get the septic looked at before the building plans, not after. Loudon’s big lots make people assume there’s room for anything — then the ledge and the well setback say otherwise, and you’ve already paid an architect.
Baffles. The inlet and outlet baffles are the cheapest parts of the whole system and the ones that quietly wreck it. When the outlet baffle rots off, solids stop staying in the tank and start going out to the trenches, which is the beginning of the end for the field. Replacing one is a few hundred dollars. Not replacing one is the reason half the failed fields we see failed.
The line from the house. Roots, frost heave, a crushed section under where somebody parks the camper. Backs up exactly like a full tank does, which is why we open the tank before we start guessing.
The distribution box. These settle and tip. When they do, all the flow goes down one trench and drowns it while the others sit dry. Catch it and you re-level the box and level the trenches. Miss it and you’ve overloaded a third of your field into failure while the rest of it never got used.
The field itself. Sometimes it’s genuinely done — thirty, forty years is a life. That’s a permitted job: a licensed designer lays it out, NHDES approves it, and it gets built to the approved plan. We’ll tell you plainly when you’re there, and we’ll tell you just as plainly when you’re not, because most people who’ve been told they need a new field don’t.
Baffle and pipe work runs a few hundred to a couple thousand. A distribution box is typically $1,500–$4,000 depending on depth and access. A full designed and permitted replacement field in this part of Merrimack County lands in the $15,000–$40,000 range, wider if the site is ledgy. You’ll know which of those three conversations you’re having before anyone digs.
There isn’t one. Loudon has no municipal sewer, so that option people in the sewered towns weigh doesn’t exist here. Whatever the answer is, it happens on your property.
Maybe, and often not. “Field replacement” is what a lot of outfits say when the real trouble is a tipped d-box or a rotted baffle sending solids where they shouldn’t go. Pump it, open it, look at it. We’d rather sell you a four-hundred-dollar fix and have you call us for the next twenty years.
It can. Shallow ledge limits where a field can go and sometimes forces a raised or engineered system, which costs more than a conventional one. Worth knowing before you plan the budget. A designer does a test pit and that stops the guessing.
The state sets the separation and a licensed designer works to it — that’s not a number to freelance on. The practical point for Loudon owners is that the well is fixed and the field has to move around it, so on a tight lot the design work matters more than the digging.
