Wakefield is the east edge of the Lakes Region, where Carroll County runs out against the Maine line — about 5,200 people year-round on forty-five square miles, seven villages, and a dozen lakes and ponds, five of them big. There’s a small town sewer in the Sanbornville village core. The rest of Wakefield, from Union up to Woodman’s Corner and out along every shore, is on septic.
Route 16 runs the length of the town, and it has since the state moved it out to the western edge in the 1950s — which is why Sanbornville, Wakefield Corner and North Wakefield still look the way they do. Route 109 comes in from Wolfeboro and keeps going into Maine; 153 climbs from Union through the Corner toward Effingham and Conway. The lakes are the point. Lovell Lake sits right against Sanbornville and drains out through the village as the Branch River; Pine River Pond, with its fifteen islands, got built up starting in the late fifties; Great East Lake is 1,800 acres and a hundred feet deep, and only about half of it is in New Hampshire. Balch and Province straddle the state line too. The last census the town planned around counted 3,832 housing units and 1,573 of them seasonal — better than four in ten — and the master plan has spent two decades watching camps get converted to year-round houses, usually with the same tank they were built with.
Nearly every waterfront lot in Wakefield sits inside the protected shoreland of one lake or another, so an RSA 485-A:39 septic site assessment comes with the sale. On Great East, Balch and Province, remember the assessment is a New Hampshire rule — the Maine half of the lake plays by different ones, and buyers coming from that side don’t always know it.
