Most towns have one thing a buyer needs to check. Meredith has two, and which applies depends entirely on which water you’re near.
Buy on Meredith Bay or anywhere else on Winnipesaukee and you’re in the state’s protected shoreland, where a septic site assessment is required at the sale of developed waterfront under RSA 485-A:39. That one’s state law and it applies the same here as it does in Wolfeboro or Alton.
Buy near Lake Waukewan and you’re in a different situation, because Waukewan is the town’s drinking water supply. Meredith has its own health ordinance covering systems near that lake, including evaluation where there’s no approved operational permit on file. The town has been working through the watershed for years replacing the systems that were leaking phosphorus into it.
And then there’s the third case, which is the one that actually catches people: the village and a good stretch beyond it are on the municipal sewer, so some Meredith listings have no septic at all. Before you pay anybody for an inspection, it’s worth thirty seconds establishing which of those three you’re in.
Selling developed waterfront on Winnipesaukee? A septic site assessment is required at closing under RSA 485-A:39 — book it the week you list. And if the property is in the Lake Waukewan watershed instead, ask the town early whether an operational permit is on file for the system, because tracking that down late is what stalls closings here.
Tank located and opened, pumped if that’s what it takes to see the bottom — and it usually is. Baffles, filter, outlet. Then the leach field: where it is, what shape it’s in, whether water is sitting where it shouldn’t, whether the ground over it is telling on the system.
