Tuftonboro is the quiet stretch of Winnipesaukee’s north shore between Moultonborough and Wolfeboro — about 2,500 people year-round, in Carroll County, on nearly fifty square miles of which almost nine are water. There is no municipal sewer anywhere in town. Every house, camp and summer place from Melvin Village to Mirror Lake sends its wastewater to a tank in its own yard.
Route 109, the Governor Wentworth Highway, is the spine of the town: it follows the lake up from Wolfeboro through Center Tuftonboro and Melvin Village toward Moultonborough, with 109A and 171 climbing off it toward the Ossipee Mountains. The villages — Melvin Village on Melvin Bay, Union Wharf on Nineteen Mile Bay, Mirror Lake beside its own 333-acre lake, Center Tuftonboro and Tuftonboro Corner inland — are small, and most of the housing between them faces water. Better than half the homes in town are seasonal, the highest share on the big lake after Moultonborough, and the population more than doubles once school lets out. Add 27 islands, a pair of boys’ camps that have been on the lake since before the First World War, and a tax rate that pulls buyers up from Massachusetts every spring, and you get a town where nearly every septic system belongs to somebody who isn’t standing next to it most of the year.
Almost all of Tuftonboro’s housing sits inside the protected shoreland of Winnipesaukee, Mirror Lake or Dan Hole Pond, so an RSA 485-A:39 septic site assessment comes with nearly every sale in town. Have the tank pumped and looked at before the listing photos, not the week before closing.
