Thornton is the stretch of the Pemi valley you drive through between exit 28 and exit 30 and probably never stopped in. Five hundred and ninety-four people lived here in 1970. The 2020 census counted 2,708. Nearly every one of the houses built for those new arrivals went in with a drilled well and a septic tank in the yard, because there is no town sewer to hook to.
Two villages, Thornton and West Thornton, and a lot of road in between. The Pemigewasset runs down the west side of town with US 3 and the interstate beside it; Route 175 takes the east bank. The Mad River cuts across the southern corner on its way down from Waterville Valley, and Eastman Brook, Mill Brook and Hubbard Brook all come in off the hills. Most of the eastern half of town is White Mountain National Forest, which is why the houses are strung along the valley floor instead of spread out. Just west of West Thornton is the Hubbard Brook Experimental Forest, set up in 1955 — the place where acid rain was first pinned down. Up in Thornton Gore there were twenty-two farms, a school, a mill and a church in the 1800s; by 1900 the land company owned it and the farms were gone. The town that came back afterward came back as ski houses and chalets, and that is mostly what we pump.
The Pemi from the northern Thornton line down to Franklin is a state-designated river, with its own local advisory committee watching the corridor. Whether your particular lot also falls inside the protected shoreland that triggers an RSA 485-A:39 site assessment at sale is a parcel question, not a town question — check the NHDES shoreland map before you list, not after the buyer’s lawyer asks.
