So the diagnostic order matters, and it’s cheap end first. Pump and open the tank. Look at the liquid level and how it recovers. Open the d-box and see whether the flow is distributed or all going one way. Probe the field — wet ground over trenches on a dry week says something specific. Only then do we start talking about design and test pits. We’ve turned real failing-field jobs into ninety-dollar d-box levels more than once. Costs us the big invoice. Fine.

The town’s own overlay setbacks run tighter than the state’s in places: the Shorefront district wants a hundred feet from septic to the water, prime wetlands want a hundred fifty, and other wetlands and the seasonal streams and ponds want seventy-five. On a two- or three-acre hillside lot with a brook through the bottom of it, those numbers can quietly eat most of the usable area. One that went twenty years between pump-outs probably isn’t. What the age tells us is where to look and how seriously to take the first sign of trouble. It doesn’t write the verdict. A pump-out, a look in the tank and a probe over the trenches gets you a real answer for a few hundred dollars.

My lot is on a hill. Does that make the repair more expensive?

It can, and it’s the honest headline for this town. Nine thousand acres of Sanbornton sit at over fifteen percent grade. If the failing field is downhill of the house and there’s good soil uphill, you need a pump chamber to get effluent up there, and that’s a real added cost plus a component that needs power and eventually needs replacing. If there’s decent ground downhill you may get a straight gravity replacement for considerably less. Grade is the single biggest swing factor in the price on properties out here, more than tank size, more than bedroom count.

Can I just add a chemical and get another few years?

Not out of a failed field, no. Additives can help a sluggish tank and there’s reasonable evidence for some of them. Nothing in a jug unplugs a bio-mat that’s been building since the Reagan administration. If somebody quotes you a “field restoration” product for a system that’s pushing water to the surface, keep your money. We’d rather lose the sale than watch you spend eight hundred dollars twice.

Do I need a state permit to fix it?

Depends what “it’’ is. Swapping a baffle, releveling a d-box, replacing a pump — those are repairs and generally don’t require a new state approval.
