Back in 2009 this town found out the expensive way that treating the water is the easy half. Getting the ground to accept it is the other half. That’s the whole argument on your repair too.
Short version of a long story. Wolfeboro had to fix how it disposed of treated wastewater, and the engineering firm it hired recommended a 35-acre site — Wolf-1A — where effluent would filter down through the soil before reaching groundwater. The firm reported a high degree of confidence in it. Effluent started going into the ground on March 3, 2009. By April 17 groundwater was coming up at the surface. Three days after that there was a slope failure. By June there was a significant sinkhole. The site was supposed to take 600,000 gallons a day; the ground gave them about 340,000. Between land, design, construction and cleaning it up, the thing ran to roughly $7.1 million, and it ended up in federal court in Concord in 2012.
We don’t bring that up to take a shot at anybody. Engineers get soils wrong; so does everyone who works in dirt for a living, us included. We bring it up because it is the clearest local proof of the one thing homeowners here have the hardest time believing: a disposal field is not plumbing. It’s dirt, and dirt has an opinion. Your tank can be in perfect shape and your field can still be finished, because the ground under it stopped accepting water at the rate the house produces it.
Which is exactly why we won’t quote a replacement off a phone call. The gap between the two outcomes is enormous. A rotted baffle, a crushed line under the driveway, a distribution box that tipped and has been dumping the whole flow into one trench for six years, a failed effluent pump on a lot that pumps uphill — those are parts, and parts are hundreds or low thousands. A field is earthwork, a soils evaluation, a state-permitted design, and a machine on your lawn for a week. Same symptom at the kitchen sink. Twenty times the invoice.
One more thing that’s specific to here. In Laconia, a homeowner staring down a field replacement sometimes has a third option, because there’s a sewer main in the road. In Wolfeboro there are 14 miles of sewer against 48 square miles of land. If you’re outside the village, that door is closed at any price. Whatever gets fixed gets fixed on the lot you already own, with the soil you already have — which is a good reason to know precisely what’s wrong before an excavator shows up.
If you can, get a repair diagnosed in late summer rather than in mud season. In August a field that still takes water looks completely different from one that doesn’t, and you can act on the answer. In April everything is wet, everything looks failed, and the temptation is to buy the biggest fix on the menu.
The tank comes open and gets pumped, because you cannot judge any of this over a full tank. Then we watch the outlet. If solids have been escaping past a broken baffle for years, that tells us where they went and roughly how long they’ve been going there, which is half the story on a struggling field.
Then the distribution box. It should be level and it should be splitting flow evenly between trenches. A surprising share of the “my field failed” calls in this region are a box that settled two inches out of level and drowned one trench while the others sat dry and perfectly serviceable. That’s a repair measured in hundreds.
Then the field itself gets probed for saturation, at more than one spot, and we run real water from the house and watch what the system does with volume rather than with a trickle. Wet ground near the field in April is not proof of anything in this part of the state. Wet ground in a dry August is.
If the lot pumps — and plenty in Wolfeboro do, because the house sits below the only ground worth putting a field in — the pump chamber, float and alarm get checked as their own system. When the answer genuinely is a new field, we say so plainly and hand you the whole picture: the soils work, the design, the state permit, the timeline, and what it costs. Some of that we don’t do ourselves, and we’ll tell you that too.
Baffle work and line repairs run from a few hundred into low thousands. A distribution box replaced and reset runs $1,500–$4,000. A full field replacement in this region runs $15,000–$40,000 once you count the soils evaluation, the state-permitted design and the earthwork. You’ll know which of those three brackets you’re in before anything gets dug.
Maybe, and maybe not. Around here in April half the county is soggy and it proves nothing. What we look for is whether it’s wet when it has no business being wet — a dry stretch in August, or one strip wet while the rest of the field is bone dry, which points at a distribution box rather than the field. We’d rather probe it and load it than guess from the surface, because guessing from the surface is how people end up buying a field they didn’t need.
For most of Wolfeboro, no. The collection system is roughly 14 miles of pipe serving the village area, in a town with 48 square miles of land. If there’s no main in your road there’s nothing to connect to, and extending one to a single house is not a real option financially. If you’re close to the edge of the service area it’s worth a call to the town’s water and sewer department before you commit to anything — but plan on fixing it on your own lot.
Yes. Not because they’re necessarily wrong — sometimes a system is obviously done from the driveway — but because nobody can distinguish a tipped distribution box from a failed field without opening things up, and those two answers are twenty thousand dollars apart. Have somebody pump it, look at the outlet, open the box, and probe the field. If the answer still comes back new field, at least you paid for it knowing.
Plan in months rather than weeks. There’s a site and soils evaluation, a design, the NHDES approval, and then the earthwork — and if the property is in the protected shoreland there’s another layer on top. It also depends on the season; frozen ground doesn’t care about your closing date. If you’re limping along on a system you know is near the end, starting the paperwork in the fall beats starting it in a crisis in February.
The outlet filter, if you have one and it’s plugged — that’s a rinse. After that, a baffle, or a line from the house that’s sagged or filled with roots. Then the distribution box. We work down that list in that order on every call, because they’re quick to check and they’re a real chunk of what’s actually wrong. Might cost us the bigger job. That’s fine — it’s also why people call us back.
