Ten communities send their sewage to Franklin. Fifty-five miles of interceptor pipe, fourteen pumping stations, roughly five and a half million gallons a day, all of it landing at the state’s plant on River Street. And about a third of the streets in this city have no sewer on them whatsoever. Plenty of people here live ten minutes from the largest wastewater plant in the Lakes Region and still own every inch of their own.
The pipe followed the mills. Franklin grew up around the falls where the Pemigewasset and the Winnipesaukee come together and become the Merrimack, and the sewer went where the mill housing went — the flats along the rivers, Central Street, the dense blocks that were built for people walking to work. Roughly two-thirds of city streets have sewer available today. Head out to West Franklin, up toward Webster Lake, out along Route 127 or up the hill roads toward Hill and Andover and Salisbury, and the line simply ends. On that side of the line it’s you, a tank, and a leach field, same as any hill town.
Here’s the part that actually drives our phone. If you’re on the city system, a bill shows up and quietly reminds you that the whole arrangement exists. On septic, nothing arrives. No bill, no meter, no notice, no annual anything. The tank does the work in the dark for years without ever once asking you for a thing. So the pump-outs we do in Franklin skew old — eight years, ten, occasionally we open one that hasn’t been touched since the last owner. That isn’t neglect. Nothing ever spoke up.
NHDES puts the number at every two to three years for a normal household, and that’s a reasonable place to start. A septic tank isn’t storage. It’s a settling chamber: solids drop to the bottom and turn into sludge, grease and soap rise into a scum mat on top, and the relatively clear layer in the middle is the only part that’s supposed to leave for the field. Let the sludge climb far enough and solids start riding out with the effluent. They don’t come back. They go into the trenches and they stay there, and that’s how a $400 job turns into a five-figure one over about four years of nobody noticing.
We do a fair number of these on tight mill-village lots where the truck cannot get within a hundred feet of the tank, and on older properties where the yard has been regraded, paved, decked over or added onto twice since the tank went in. Get risers installed the first time we ever have to dig for your cover. A few hundred dollars once, and every pump-out for the rest of the time you own the house starts with lifting a lid instead of a man with a probe walking your lawn for twenty minutes. On the older Franklin lots — where yards have been regraded, paved and built over more than once — this is the single upgrade that pays for itself the second time it’s used.
Because the tank is the cheap half. Pumping is maintenance on a component that’s designed to be emptied. The leach field is the part that costs real money, cannot be cleaned out, and has no user-serviceable anything. Every solid that escapes the tank ends up in the field, and the field’s failure mode is slow, invisible and permanent. People wait for a symptom. By the time there’s a symptom, the damage that produced it happened a few years ago.
The interval moves with the household, not the calendar. Two people in a big tank who eat out half the week can genuinely stretch it. Six people, a garbage disposal, two showers running every morning and laundry most days will fill the same tank in half the time — and disposals in particular are hard on a septic system, because everything you grind up goes straight to the sludge layer without breaking down much on the way. Seasonal use cuts the other way: a Webster Lake place that’s empty eight months a year accumulates slowly, though it comes with its own problem, which is a system that sits idle and then gets slammed for four weeks straight.
So we measure rather than guess. We take sludge and scum depths while the tank’s open, and we tell you what we actually found and how long we think you’ve got. Sometimes that answer is “you didn’t need us this year, call us in two.” That costs us a visit. We’d rather have you for twenty years than for one.
And we pump it properly while we’re there — from the bottom, through the main manhole, not a quick suck through the four-inch inspection port that leaves the sludge sitting where it was. We back-flush to break up the mat, look at both baffles, clean the effluent filter if there is one, and tell you straight whether anything in there needs attention. Then it goes to the plant, which in this city is not a long drive.
A standard 1,000–1,250 gallon residential tank in Franklin runs $300–$500. What moves it is tank size, how far we have to pull hose across the lot, and whether the cover is where you think it is. On the older in-town properties the cover is often buried under a decade of regrading or sitting under something somebody built later, and digging it out adds time. You get the number before we start, not after.
Maybe, and it’s worth asking. About two-thirds of Franklin streets have sewer available, so the first move is a call to the city’s sanitary sewer division to find out whether the main runs past your property and what a connection would cost you. If it does and the number is reasonable, that can beat replacing a tired system, and we’ll say so. If your street is one of the ones the line never reached, then the answer is a well-maintained septic system and we’re the right call.
Start with the paperwork — a septic plan in the closing folder, an old pumping invoice, an approval on file with the city or NHDES. If none of that exists, which is common on the older houses here, we find it. The sewer line leaving the basement wall gives us a direction, a probe gives us the rest, and the yard usually tells on itself: the strip that greens up first in spring, the place snow melts early, a rectangle that settles a half-inch differently than everything around it.
Because nothing being wrong is exactly the condition a tank is in for the two or three years before something is very wrong. There is no warning light. The failure you’re avoiding isn’t a backup, it’s solids getting into the trenches, and that happens silently and can’t be undone. Four years on a full-time household is past due. Have us open it, and if the layers are genuinely low we’ll tell you that too.
No. There is no product that removes sludge from a tank — sludge is inorganic and settled, and the only thing that takes it out of there is a hose. Some of the harsher additives are actively bad news, because they can push solids into suspension right when you don’t want them suspended, which sends them out to the field. Save the money toward the pump-out.
Usually longer, but not indefinitely. Accumulation follows use, so a place occupied ten weeks a year fills slowly. What we’d rather you watch is the burst pattern — four straight weeks with the whole family in a system that idled all winter is a real load, and idle systems don’t restart gracefully.
