Better than a third of the housing in this city was built before 1939. Better than a quarter of the units are duplexes, converted two- and three-families, or small apartment buildings. Put those two numbers together and you’ve got most of our repair calls in Franklin. Nothing snapped. Nothing failed, exactly. There are just seven people living on top of a tank that was sized when the house had one bathroom and a wringer washer.
Water power on the Winnipesaukee falls built this city, and it built housing to go with it — dense, close together, put up fast for people who walked to the mills. Most of that housing is still standing and still occupied, which is a credit to how it was built. Somewhere in the last sixty years a good deal of it picked up a second kitchen, a second entrance and a second family. What none of it picked up was a second septic system. The tank in the ground is still doing the arithmetic from 1930.
An undersized system doesn’t announce itself the way a broken one does. It just runs closer to the edge every year. Solids get less time to settle because the water moving through pushes them along before they can, so the effluent leaving for the field is dirtier than it should be. The field takes that abuse for years and then stops taking it. That’s why so many of these calls come in as “it’s been getting slow for a while and now it’s bad” rather than as an event.
What we find in the ground under houses this old is its own subject. Steel tanks, which after fifty years aren’t so much tanks as tank-shaped rust with the lid gone soft. Dry-laid block and brick. Actual cesspools and drywells, which were legal once and are still out there. Tanks missing an outlet baffle entirely, either because it fell off or because nobody installed one. Clay line, Orangeburg line, a line that’s been repaired twice with whatever was on the truck that day. We open a lot of these and the honest report is that it held up longer than it had any business holding up.
Then the conversation that matters, which is repair or replace, and we try to have it plainly. A structurally sound tank with a failed baffle is a few hundred dollars and a good afternoon. A field that’s been swallowing solids for a decade is a different animal, and no baffle is going to fix it. And in this city there’s a third option worth checking before you spend anything: if the sewer main runs past your property, connecting to it can come in under the cost of a new field. Ask the city before you hire anybody, us included. It might cost us the job. That’s fine.
If you own or rent a converted multi-family here, stagger the laundry. Four loads back to back on a Saturday morning sends several hundred gallons through a tank in a couple of hours, and everything that hydraulic surge stirs up goes out to the field instead of settling. Spread the loads across the week, put an effluent filter on the outlet if there isn’t one, and you’ve just extended the life of the most expensive component on the property for about the cost of a decent dinner.
Worth fixing, most of the time: baffles and effluent filters, which are cheap and protect the expensive half of the system. A distribution box that’s tipped or silted so one trench is carrying the whole house while the others sit dry — resetting a d-box level can bring capacity back that you already paid for once. The line between house and tank, when it’s sagged, separated at a joint or been crushed by a root. Pumps, floats and alarms on the systems that have them. Risers and secure lids. None of that is glamorous and all of it buys years.
Not worth your money: additives of any kind. Waiting for a soggy field to “dry out and come back” — a field that’s biologically clogged doesn’t recover on its own, and the weeks you spend hoping are weeks you’re still loading it. A new lid on a tank whose walls are failing, which is spending money on the one part that was fine. And repeat pump-outs on a two-month schedule to keep a dead system limping: we’ll do it if you tell us to, but you should know you’re renting time at a bad rate, and we’ll put that in writing rather than just cashing the checks.
On the multi-family question specifically — if you own a converted two- or three-unit here, the number that governs everything is bedrooms, not people, because that’s how systems are sized and permitted. If the approved design says three bedrooms and the building now sleeps seven, no repair changes that math. What we can do is tell you exactly where you stand, what the tank and field can actually carry, and what a compliant system for the building you own would involve. That’s a designer’s job to draw and the state’s to approve, and we’ll point you at both rather than pretend otherwise.
Everything gets diagnosed before it gets quoted. We open the tank, we open the d-box, we run water and watch what the system does under an actual load, and then we give you a number for the thing that’s wrong. Anybody who quotes you a leach field over the phone without seeing the property is guessing, and you’re the one who pays for the guess.
Repairs are quoted after diagnosis, never before. Baffle work and effluent filters land in the low hundreds. Distribution box repair or replacement, riser installation and short line repairs generally sit in the middle. Pump, float and alarm replacement depends on the unit and the depth. Full field replacement is a permitted, designed job and gets its own written number after a site visit — and if we think you should be asking the city about a sewer connection first, we’ll say so before we quote you anything.
It depends entirely on what was approved, and approvals go by bedrooms rather than by units or occupants. If the original design was for a three-bedroom single family and the building now runs two units with five or six bedrooms between them, the system is undersized regardless of how well it’s behaving this month. We can open it and tell you what it is, what shape it’s in and what it can realistically carry. Making it compliant means a designer and a state approval, and we’ll get you to the right people instead of selling you a patch.
That’s the whole question, and it takes about an hour to answer properly. We pump the tank and watch the liquid level. If it comes back up toward the outlet fast with no water running in the house, that’s the field pushing back. We open the distribution box: standing effluent in there after the tank’s empty says the trenches aren’t accepting. Soft ground, effluent at grade, or a stripe of grass that’s greener than everything around it in August all point the same direction. Slow drains with a normal liquid level and a healthy d-box point at the tank or the line instead, which is much better news.
Worried is strong. Aware is right. Steel tanks were common under houses of this vintage and they corrode from the top down, so the lid and the top of the walls go first — which is a real safety matter, because a rusted steel lid can hold a lawnmower right up until it doesn’t. When we open one we tell you what the steel actually looks like. Some have years left. Some should be replaced before somebody walks across it. We won’t dress it up either direction.
That’s a system telling you the same thing over and over. If pumping buys relief and the relief runs out on a predictable schedule, the tank isn’t the problem — the field is refusing to accept what the tank sends it, so the tank fills to the top and backs into the house on a cycle set by how much water you use. The interval shortening over time confirms it. That’s a field conversation, and the sooner you have it the more options are still on the table.
Ask that question before you frame anything, not after. Adding a bathroom is usually fine on its own; adding a bedroom is what changes the septic math, and an addition that a listing later calls a bedroom counts even if you call it an office. On an older Franklin system running near its limit already, a real load increase is what tips a marginal field into a failed one. Get the existing approval, find out what it says, and then decide.
