Tilton packs about four thousand people onto eleven square miles. Alton spreads roughly half that many across eighty-three. That difference is the whole story of septic in this town: when a field quits here, there is very often nowhere else on the lot to put a new one.
Run the numbers once and you stop arguing about pump intervals. The Town of Tilton covers 11.9 square miles, and about eight-tenths of a square mile of that is water, so call it eleven square miles of dry land. The 2020 census put 3,962 people on it and the town crossed four thousand a couple of years after. That’s roughly 350 people to the square mile. Alton, twenty minutes up the road, has eighty-three square miles to work with. Moultonborough can lose a leach field and go find a new spot for it. Tilton, mostly, cannot.
The other half of it is that the village doesn’t know any of this is happening. Downtown is on the sewer — the Tilton Sewer Commission collects it and it goes off to the Winnipesaukee River Basin Program plant down in Franklin, which the state operates on behalf of ten communities in this basin. Inside that district you get a bill and you never think about any of it again. Everybody else — out toward Lochmere, along the Winnisquam side, up the hill roads, out past Exit 20 — has a tank in the yard, gets no bill, and gets no reminder. Half of this town has quietly trained the other half to believe septic is somebody else’s department.
Then there’s what a small lot actually does to you the day something goes wrong. The state wants seventy-five feet between a leach field and a drilled well. It wants distance from surface water, from the property line, from a wetland, from the foundation. On four acres those numbers are trivia. On a two-thirds-acre lot with a well on one side and the abutter’s field on the other, those numbers are a fence, and there is exactly one place on the parcel a system can legally sit — the place your system is already sitting. Which means the field you have may well be the only field this lot will ever have. That changes what a pump-out is worth. It stops being maintenance. It’s protecting something you can’t buy a second one of.
And this is a full-time town. Of the roughly 1,845 housing units counted here in 2010, a bit over two hundred were seasonal. Nine houses in ten are lived in every day of the year, plenty of them by people who drive to Concord or Manchester off Exit 20, come home, and run the dishwasher and two loads of laundry between six and ten at night. No off-season, no rest, and the demand stacked into the same four hours. NHDES says two to three years for a year-round household. Around here we treat three as the outside edge rather than the plan.
Before you build a shed, pour a patio, or let anybody put a paved parking pad in a Tilton yard, find out where the tank and the field are first. On parcels this size, the flat open spot you were eyeing is very often the only place a replacement system could ever legally go. Once there’s concrete on it, that option is gone and it doesn’t come back.
Cover comes off the main manhole. Not the four-inch inspection port — going in through the port pulls liquid off the top and leaves the sludge blanket sitting on the bottom, which is the entire thing you hired us to remove, and it means nobody ever gets a look inside your tank. Big lid off, tank down to empty, and now there’s something to see.
What we’re reading once it’s down: the inlet and outlet baffles, whether they’re present and whether they’re still attached to anything. The condition of the walls and the seam where the lid meets the box. Where the liquid line was sitting before we started — above the outlet means the field isn’t taking water the way it ought to, and that is worth learning in July rather than in February. And whether there’s an effluent filter, because on a parcel with no room for a second field, a forty-dollar filter is doing more work for you than almost anything else on the property.
The tight-lot part is logistics and we’re used to it. A loaded truck is heavy, and we would rather not put that weight on your lawn and definitely not on your leach field, so most of the time we set up in the driveway or at the curb and pull hose. Two hundred feet is ordinary. We lay it where it does the least damage, we don’t drag it through the perennial bed, and if the only approach is a shared drive we go knock on the abutter’s door first. Costs us fifteen minutes. Saves everybody a conversation later.
Before we pull out you get told where the tank is, measured off two things that aren’t going to move, roughly what size it is, what shape it’s in, and when we think you should have us back. Write it on the inside of a cabinet door. Houses turn over often enough in this town that the scrap of paper is worth real money to whoever owns the place next.
A standard residential pump-out in Tilton runs $300–$500. The spread is tank size, how far we have to pull hose, and whether the lid is where you think it is. Digging out a buried cover adds time and we tell you before we start, not after. If it turns out we’re hunting for it, you hear the number first.
Start with what you pay. A sewer charge from the Town of Tilton means you’re connected; no charge and you almost certainly have a tank out there. The district boundary doesn’t follow the main road or the ZIP or anything else you’d guess from the street, so the house across the way being hooked up proves nothing about yours. Ten minutes with the Sewer Commission settles it permanently, and that’s better than assuming for eleven years and finding out during a backup.
Not by itself. The tank fills at the rate your household fills it, and the size of the parcel has nothing to do with that. What the small lot changes is what it costs you to get it wrong. On four acres a ruined field is an expensive project with an answer. On two-thirds of an acre with a well and two abutters boxing you in, a ruined field can be a problem with no good answer at any price. Same interval, much higher stakes — which is why we’d rather see you at two and a half years than at four.
Happens constantly and it’s usually solvable in an afternoon. NHDES holds records of systems approved from 1967 forward and a good share of Tilton is in there; for anything older there may be no file in existence. Failing that we do it the old way — find where the waste line leaves the basement wall, take the bearing, and probe. Most of the time it’s inside twenty-five feet of the foundation. Then we measure it off two permanent things and write it down so this is the last time anyone has to hunt.
We don’t drive a loaded truck across grass if there’s any other way to do the job, and in Tilton there almost always is. We work off the driveway or the street and run hose. Where we genuinely won’t drive is over the leach field — that weight compacts the soil the field depends on to work, and on a lot where you can’t build a replacement, that is a permanent injury for the sake of saving a hose pull.
